Football Manager 27: Steam or Xbox PC Version?

Football Manager 27 launches from November 10, 2026 on PC and Xbox, plus PS5. On PC, a Steam key runs through Steam, while an Xbox key runs in the Xbox app on Windows. Xbox consoles get a separate FM27 Console edition. Pick the key that matches the launcher you already use.

Short answer: match the key to your launcher

The game is the same on both PC launchers. What differs is where it lives. If your library and friends are in Steam, use a Steam key. If you play through the Xbox app on Windows, use an Xbox key. Neither is a better choice.

Release date and platforms: from November 10, 2026 per the official site; SEGA Japan lists November 11 for Japan, physical November 20 in Japan

The official Football Manager site says the game launches "globally from 10 November" (Football Manager news, September 29, 2026, checked October 20, 2026). Day one platforms are Steam, Epic Games and the Xbox PC app. FM27 Console on Xbox and PS5, and FM27 Mobile, also launch from November 10, "with further platform details to follow."

SEGA's Japan release gives November 11, 2026 for Japan, with the physical version on November 20 (SEGA Corporation, October 1, 2026). That release also lists Mac. The global post does not mention Mac, so we could not confirm the Mac date outside Japan.

Steam key vs Xbox key for Windows

Steam key

A Steam key activates in Steam (Steam Support). It does not work in the Xbox app.

Xbox key

An Xbox key is redeemed on your Microsoft account (Xbox Support) and the PC version runs in the Xbox app on Windows. It does not work in Steam.

Saves and progress between the two

Not confirmed. We found no official statement on cross save between Steam, the Xbox app on Windows and FM27 Console. Do not count on moving a save between them.

Xbox consoles: FM27 Console is its own edition

The publisher names the console game "FM27 Console (Xbox/PS5)," separate from the PC version. We could not confirm whether a PC key includes the console version, or the reverse. Check the key's platform label before you buy.

Game Pass on PC and Xbox

The publisher says the Xbox PC app launch includes "Xbox Game Pass Ultimate and PC Game Pass subscribers," and that FM27 Console launches "including Game Pass Console subscribers." If you already have one of those plans, you may not need a key at all.

Launch Preview and pre-purchase

The publisher says a Launch Preview version "will be available to play 1-2 weeks before the street date," with details on it and on digital pre-purchase "to follow." We found no further official detail today, so we make no claim about which keys include it. We will recheck Launch Preview status on publish day and add one sentence citing the official post if it is live.

Before you buy

  1. Platform label. Steam for Steam, Xbox for the Xbox app on Windows, and FM27 Console for an Xbox console.
  2. Region label. Match it to your account region. See region locked Steam keys.
  3. Edition name. Make sure it is Football Manager 27, not an earlier year.

To redeem an Xbox code, use the official Microsoft redeem page or the Microsoft Store app on your PC.
